Tiling over underfloor heating is where most floors in this area now go wrong, and it goes wrong before anyone opens a box of tiles. A wet system sits in a screed, and that screed has to be given time to dry and then commissioned properly — brought up to temperature gradually over several days and back down again — before it is tiled. Skip the commissioning to save a week and the screed shrinks under a floor that is already fixed to it, and the tiles debond or the grout lines crack in the first cold snap. The second thing is movement. A heated floor expands and contracts every day of its life, so it needs an uncoupling membrane between screed and tile, a flexible adhesive rated for the job, perimeter expansion gaps left properly around the whole room and hidden under the skirting, and movement joints in any run over about eight metres or wherever the floor changes direction through a doorway. None of that is visible when the job is finished, which is exactly why it gets left out. It is also why we will tell you honestly if the screed is not ready, even when it means coming back a fortnight later.
